Anyone know what to make of this? Was just passed this by a family member asking for my opinion. She's buying a house in upstate NY but I have no context about any of this as we're based in the NYC. Never had a proper home inspection or a well flow test report done before. Thanks!
A well flow report is intended to determine if the water supply is capable of delivering sufficient water for normal residential use. The standard employed for this test is a minimum flow rate of 3 gallons per minute for a total of 300 gallons without evidence of excessive silting, turbidity or loss of pressure.
INSPECTION FINDINGS:
FLOW RATE USED DURING THE TEST:
Three to five gallons per minute.
RESULTS:
PASSED 300 gallons of water was produced with no evidence of significant silting, turbidity, or loss of pressure. The water supply is considered to have passed this test.
No guarantee of future water supply can be made. Seasonal weather conditions, additional local usage of the aquifer, and other variables may affect the available water supply. The depth, storage capacity and recovery rate of the well are not usually determined in the course of this test. A professional well driller may be able to provide such additional information.
The well head should be well secured and located above ground to help ensure a proper seal and to allow access for servicing. To help ensure against contamination the well should be positioned away from the structure and should not be located in a low area that might cause ponding around the casing. The well should be a minimum of 100' away from the soil discharge portion of any septic system.
Short cycling of the water pump, indicated by rapid fluctuations in flow, indicates a waterlogged expansion tank. This condition should be corrected, if found, to improve the longevity of the pump.
Recommended practice includes a check valve and pressure relief valve at the holding tank and regulator, for submersible pump systems. The longevity of the pump cannot be determined by this test. Normal submersible pump life is approximately 17 years. All directional references to left, right, front or rear assume the reader is outside facing the front doors of the building.
