    My colleague who is selling his apartment on the UES through your Agent Assisted FSBO program came up with this Q&A fact sheet about his apartment. Do you think this is a good format to hand out at open houses and during showings to buyers and their agents?

    What makes the apartment great?
    • Big bright apartment with 3 open exposures
    • Living space is along 74th street, a quiet side street, while the bedrooms are in the back opening up to a very quiet courtyard.
    • Kids can sleep in their bedrooms and not be disturbed by guests, or TV in the living room.
    • Most closets have been updated with California Closet designs
    • Enlarged kitchen (wall was moved out about a foot from original design) with top-of-the-line appliances and window
    • Reasonable maintenance, at $2227
    • Friendly neighbors, family friendly, pet friendly building
    • Fantastic building staff, with 24-hour doorman, porters (who can do some handiwork) and a live-in super.

    Q&A

    THE APARTMENT

    Are washers and dryers allowed?
    No, there are no washers and dryers allowed in this unit.

    Do the owners have any pets?
    No, the owners have never had any pets.

    Do the wood blinds in the apartment stay?
    Yes.

    THE OWNERS

    Why are the sellers moving?
    They have two children and are moving to a three bedroom apartment in the neighborhood.

    How long did the owners live here?
    About 15 years, and they lived in a one-bedroom in the building for 7 years before that.

    THE BUILDING

    Is there storage in the building?
    Yes, there are small and large lockers in the basement. Sometimes there is a waiting list, we’d have to check with the super on current status and cost.

    Is there bike storage?
    Yes, there is a small bike room and there might be a waiting list for space. I believe the cost is $100/year.

    Is there laundry?
    Yes the laundry room in the basement has maybe 10 washers and 10 dryers, including one large capacity washer and one large capacity dryer

    Are there any assessments?
    Every spring there is a $100 assessment per apartment that is used to maintain the roof garden and planters in front of the building. Other than that, there are no assessments.

    Are pets allowed?
    Yes, this is a pet friendly building.

    Does the building have a playroom or a party room?
    No, but there is a beautiful roof garden that can be rented out for parties.

    Is there a service elevator?
    No.

    Is there a live-in super?
    Yes, Joe lives in an apartment on the 1st floor.

    What schools is the building zoned for?
    Elementary school is PS158 on York and 77th, it was named one of the best schools in the country in 2017 by the US Department of Education. Middle school is Robert Wagner on 76th and 2nd. Both schools are a short walk from here.

    Are doormen 24-hours?
    Yes, and they are a great group of guys.

    Are there rentals in the building?
    Owners are allowed to rent the apartment for I believe 3 years, with board approval. There are several sponsor apartments remaining in the building which are rentals.

    Are utilities included?
    No, but there is a building bulk rate on cable.

    Is there parking in the building?
    Yes, for a fee. The garage is not run by the building. There is also parking directly across the street.
