    This is a sample offer email to a listing agent on behalf of an all cash buyer:

    Dear[Listing Agent Name], we are pleased to submit the following all cash offer of $[Price] for [Address] on behalf of our clients [Husband's Name] and [Wife's Name]. We don’t anticipate utilizing any financing and this offer is not contingent on financing. We have an attorney on standby ready to review a contract ASAP, and we’ve also included a REBNY Financial Statement and a short biography for your review. If necessary, we can provide proof of funds in the form of brokerage and bank statements.

    Our buyers are very seriously looking and intend to close on a place within the next 60 days. Please note that we have seen upwards of [number] properties in the past few weeks, and have submitted and will be submitting additional offers. We will be doing a deal, and we hope you will be receptive to our offer.

    Please confirm receipt and let us know if we can do a deal. Thank you!

    This is another sample offer email, where the buyer is financing. As you can see, you really just need to include the price, contingencies (if any), anticipated amount down, REBNY Financial Statement, pre-approval letter and ideally attorney contact information. As you can see from the sample offer email below, not including the attorney contact information isn't the end of the world either.

    Oh and lastly, the "standard" contingency in NYC is really just the financing contingency. That's it!

    Dear[Listing Agent Name],

    We’re pleased to submit the following offer of $499,000 for 202 West 14th Street, Apt 3B on behalf of our client Derek Frump, contingent on financing. Derek can put 25% down and is highly qualified per his REBNY Financial Statement and pre-approval letter, attached. He has an attorney on standby to review the contract.

    Please confirm receipt and let us know if we can do a deal. Thank you!!

      This is a sample offer email on a new construction condo, where the buyer is requesting the developer/sponsor cover their own transfer taxes and attorney's fees. Remember that in a new construction home buying process, sponsors will typically try to get the buyer to pay for some of their closing costs, such as transfer taxes and their own attorney.

      [Listing Agent Name], we are pleased to submit the following, full asking price offer of $1,550,000 on behalf of our client Warren Hilcox for 124 MacBeth Ave #3.

      We’ve attached a pre-approval letter from [Bank Name] as well as a REBNY Financial Statement. As you can see, our client is very well financially qualified with a high income and no existing debt.

      This offer is contingent on financing, and our client plans on putting 20% down. This offer is contingent on the sponsor covering their own closing costs (i.e. any transfer taxes and their own attorney fees).

      Please confirm receipt and let us know if we can do a deal. Thank you!!

          It's worth mentioning that a buyer can switch attorneys after submitting and offer and before commencing the formal post offer acceptance procedure (buyer due diligence, contract negotiation, etc.). The primary purpose of including attorney contact information in an offer is to signal to the seller and listing agent that a buyer is serious, educated and ready to move forward expediently towards a signed contract!
