    Does anyone have any advice for helping tenants who are eligible for Section 8 housing assistance? It seems like most landlords will just not return your phone call if you ask whether they accept Section 8 or vouchers.

    I spoke with an agent friend who was quite experienced with this, and he recommended that you don't even mention vouchers at all, just tell the landlord that the tenant's credit is so-so, but he or she is willing to pay say 3 months of rent upfront. Then once you're in, and later on you start utilizing vouchers, what's the landlord going to do?

    However, I'm not sure if this type of activity is even doable anymore with the new rent laws enacted in New York in 2019. Ironically, because of the limit to 1 month in security deposit etc. it hurts the people it was supposedly meant to help, at least in situations like this!
