  • How to deal with a seller with unrealistic price expectations

    Just got kicked out of a initial seller meeting by the seller for giving her a low, but realistic initial listing price. She claimed to be deeply offended. What should we have done differently?

    The price was realistic. Nothing has been trading in the range she wants. Maybe we dodged a bullet?

    It was raining yesterday. Brutal. So this seller made you travel to her place, and then kicked you out because she didn't like your initial listing price suggestion? How rude!

    I wouldn't waste another breathe or thought on someone like this. You definitely dodged a bullet.

    The best agents never waste time on sellers who have unrealistic price expectations. It just ends up being a waste of time and marketing dollars all around. This seller also seems like he or she would be a stressful client. Why would you sign up for stress without a good chance of even selling the place? Pass! Let this seller stress out and waste the time of the competition!

      Just curious, did the seller present any recent closed deal comps that justified her pricing expectations? If she was comparing to 'active' listings in the building, what was the days on market (day count) for those properties?
