    Hello, I have helped cover a few one off open houses for my team and am wondering if you all could share some tips for how to successfully hold an open house.

    Hi Izzy, a lot of newer agents are either too passive and timid at open houses, or the reverse and are simply talk too much. You should really try to gauge the energy level of who you are speaking with, and definitely don't make them feel like they are being pressured or you are all over them.

    Give them room. Let them check out the apartment. Answer any questions they have. If you tend to talk too much or too fast, then definitely slow it down. Always let the customer talk and respond based off of that.

    Remember, if someone is going to want to work with you, they have to like you and be able to stand being around you. It's sometimes called the airplane test, can someone stand being stuck with you for a few hours on an airplane or at an airport.

    So remember, just relax and enjoy. Be friendly, remember to smile, and slow it down if you are a fast talker!

      If you're hosting an open house in a doorman building, be nice to the doormen! Sometimes a co op won't allow general, public open houses. So if you're nice to them you may get around it.

      Sometimes the building doesn't allow open houses but no ones goes online to check whether you've posted one. So if you have two agents there, one at the door, you may be able to get away with it and have it appear as just back to back appointments :-)
