    This question gets asked a lot. Happy to provide some advice. Though I'll caveat from personal experience that this is unfortunately tough to do because landlords make it very difficult. If they see that your tenant client is using vouchers or Section 8, they'll really demand them to have everything in order. They may even want to see better than average credit and savings than they'd normally accept. It's unfortunate and perhaps discriminatory, but that's the reality of the market. Trust me, I've gone out countless times with these voucher and Section 8 clients, and it's really tough unfortunately to secure a deal with a landlord.

    It's certainly nice to call if you can and see how you can help. But from my experience and what I've heard, landlords will often ignore these type of renters or their applications. I mean unless they had a ton of assets, it's very tough for a landlord to deal with something like this. Plus, they probably think that if a person is on Section 8, they'll have less to lose and won't be afraid of going to rent court or just becoming delinquent.

    A delinquent tenant is the last thing you want as a landlord in NYC given how incredibly difficult it is to evict a tenant in NYC. Super liberal here. That's why landlords prefer to rent to working professionals who give a shit about their credit score and history. Who make good income and who will actually pay their rent.

    Not worth the headache otherwise.
