What services does a listing agent do for a seller in NYC?

Just curious, when I talk to a few neighbors over the next few days about potentially helping sell their homes. What should I offer them? Where do I begin as a newer agent? Should it be something similar to the below which I found on the Hauseit agent managed listing page? Not sure if this is still current, but should it be basically something like this? Do you guys typically offer more add ons and other services to this list?
