    Is it too late to include a condition of no further showings of the apartment? We already have an accepted offer.

    Also, when do we get a copy of the “deal sheet” that spells out all the costs, to ensure no surprises later.

    Hey there, congrats on the accepted offer! Please remember that this offer isn’t binding for either party until they sign a contract. The seller is traditionally the last to act so a contract is only fully executed once the seller counter signs. Because none of this means anything until you’ve signed a contract, you guys should work with your attorney to get this done as soon as possible.

    As your agent might have mentioned, because it’s nothing binding until there’s a signed contract, sellers will typically never agree to stop showings for just an accepted offer.

      I'd say in Queens and Long Island you will see owners stop showings after having an acceptable offer about 50% of the time - maybe more. But that is entirely up to the seller. You could have asked for that during your negotiations, but what leverage do you have? If the seller says "no" would you rescind your offer? I doubt it. Plus their "agreement" to stop showings woiuldn't have been binding either - they could just change their mind later on (just as you could rescind your offer and buy another home instead).

      So as our Senior Member, "asian" recommended: you have nothing binding in any way until you have a fully-signed contract. Work fast to sign it yourself, and get it into the hands of the seller for their signature as soon as possible. That's really the best you can do.
