    We wanted to answer the following question for everyone's benefit. The below was sent to our customer support team by a flat fee RLS listing customer:

    Hi, I would like to know how I can change the listing from a sales listing to a rental listing.

    Hi Alex,

    thank you for reaching out! Unfortunately it is not possible to convert your sales listing to a rental listing for free, primarily due to the additional surcharge for rental listings charged by the StreetEasy network (which includes parent company Zillow, Trulia, Hotpads and others). Due to this surcharge (increasing from $4.5 to $6 per day per listing for brokers on January 1, 2020), we do not at the moment offer an off-the-shelf rental listing product.


    With that said, we can offer you a custom flat fee rental listing, but the surcharge would be paid upfront and would be non-refundable. The tenor can be a minimum of 90 days to a maximum of 180 days. To order this, please submit a listing update to de-list your for sale listing if you wish (you do not have to, you can leave it up and concurrently market it for sale and rent), then purchase a flat fee listing package and note that you wish this to be a rental listing. Our partner broker will then send you an e-invoice for the surcharge.

    Hi, thank you for responding so fast. So how much would it be for 90 days? Is it 6$/day or 1.5$/day (surcharge only). Also is a 1 month fee owned to the listing broker or is that optional?

      Hi Alex, the surcharge would be $6 a day, so for 90 days that would be $540. For 180 days it would be $1,080. This surcharge would be paid via Chase QuickPay or Zelle. Alternatively, PayPal would also work but a 3% payment process fee levied by PayPal would be added on top.

      This StreetEasy surcharge would be charged upfront, and no refunds would be possible even for unused days if you de-list early. Please remember these fees are directly passed onto the StreetEasy network, and is a result of their powerful lead in the NYC real estate search market.

      In terms of any rental broker fees, if you wish to have the same self-service, flat fee listing option again then you do not owe the listing broker any further commission. In fact, your property could be listed as "no fee" on public search websites, and in the RLS the commission structure could show "Collect Your Own Fee (CYOF)." This means that the owner/listing broker is not offering any compensation to tenants' agents, and if the tenant wants their own agent then any fees are between them to sort out.
