  • Questions on flat fee MLS listing agreement for NYC

    Hi Hauseit staff,

I would like clarification on the dual agent contract and your role.

    Thanks,
    RSD

Hi RSD, Hauseit does not perform any brokerage services. The partner broker who we introduce to you to will list your property! Please remember to read our Terms & Conditions.

The NY agency disclosure form is just that, a government disclosure form that is required to be presented: https://www.hauseit.com/ny-disclosure-form/. You do not need to sign it, but our partner broker is disclosing the nature of their relationship in any case. The agency disclosure form is typically included with listing agreements so all paperwork can be taken care of at the same time.

    Thank you!

      Hi,
I’m not clear on what this agent does for me, that is separate from what Hausit does.
That agent will not receive a seller’s commission (correct?) unless they bring a buyer, in which case they would receive the buyer’s broker commission set by me. Is this correct?
      Thanks,
      RSD

That’s correct RSD! You do not owe any commission for finding a direct buyer. You will only owe commission if you decide to sell to a represented buyer, i.e. a buyer represented by a "Cooperating Broker" as defined per the agreement.

Since you’ve purchased the owner managed listing option, our partner broker will only be listing your property. Scheduling and conducting showings and everything else is up to you. Please read this excellent article on the level of service you should expect from a flat fee MLS listing: https://www.hauseit.com/level-of-ser...e-mls-listing/
