  • StreetEasy Featured Listing worthwhile?

    Just wondering is there a way you can put my listing feature listing of SE?

    I think I am getting less inquiries than I was listing by myself - even though I have cut the price this week. If you have any suggestion to expand the top of the funnel, please let me know.

    Hi Gulu, here is our pricing for a StreetEasy featured listing as of 5.4.2018 (subject to change):

    6 Weeks: $400
    4 Weeks: $300
    2 Weeks: $250
    1 Week: $150

    Please note that StreetEasy has a strict no refund policy, that means also no partial refunds for unused days if you cancel.

    With that said, I highly recommend spending money first to get professional photos. Second I would take a look at pricing if you still aren’t getting traction (recall you only decreased the price ~$5,000).

    In terms of effectiveness, opinions vary. Most think that it may help if you have a lot of competing inventory on the market. However, if you have a unique apartment without much competition in your neighborhood, then it may be not necessary. As of today, a StreetEasy Featured Listing appears to put your listing as one of the first two search results.

    How specific the searches have to be is an open question. For example, your StreetEasy Featured Listing may show up if a buyer searches for 3 bedroom condos in Riverdale. However, it may not necessarily show up for a more broad search like condos in all NYC. Furthermore, we believe that StreetEasy will automatically rotate which listings appear in featured results.

        Even though the self service listing option does not come with broker consulting, our partner brokers wanted to say that "if I were you I would definitely spend less money and get professional photos instead. Please check out the before and afters!"

        In terms of traffic and inquiry comparisons from when you listed your property FSBO vs an Agent Assisted FSBO, please remember that a large amount of the inquiries you received as a traditional FSBO seller are from agents looking to solicit you as a new seller client. Often times brokers will use fake email addresses simply to get you to reveal your contact information. Once you've listed as an Agent Assisted FSBO, the harassment will naturally stop so you will obviously be missing out (thankfully) on solicitations from agents without a real buyer for you.

          Thanks guys, it seems my StreetEasy Featured listing is almost up. Do they offer a discount or any special promo to extend?

          Curious if being “featured” hurts me in any way? While my apartment does frequently surface to the top when I’m searching live, my apartment is rarely included in the update emails I receive from StreetEasy even though I have it included in my search criteria. Is it because I’m featured?

            Actually, one more question:

            From your experience, what other Manhattan vehicles tends to drive traffic, i.e. what other things do you recommend I consider? NOTE: I’m happy to pay, if you could just let me know.

            While we only received one lead from you through our StreetEasy listing (2 if you count the broker who stopped by from our building), seems the only people who come to the open houses are from StreetEasy.

              Thank you for your post! Our partner brokers took a courtesy look at your listing and it seems like you have great photos, so the only thing they'd suggest in this slow market (it’s the middle of August which is traditionally the slowest time as well) is to adjust your pricing.

              StreetEasy does not offer any discounts, and they would better be able to answer questions about exactly how their advertising works. There’s nothing bad about being featured to our knowledge.
