What if I simply need some help with a few individual condo units that I need help with? Can the real estate agent who helped me buy the place just do it for me? You can see bigger property management companies in NYC charge 15% of the annual rent roll. If you just have a few individual condo units, you may be able to find an individual broker to do it for you, and perhaps only collect as little as 7% of the annual rent roll, or 10%. It's all negotiable. Some brokers may give you a discount if they can also get the exclusive to rent out the unit, and collect a broker fee from the tenant (usually 15% of one year's rent).
