Hi BGreen, there's isn't a standard format for sellers to present counter offers. It can literally be a one sentence email like "Thank you for your offer. Given that our property was just listed, we can only counter at full asking price. Please let us know if you would like to do a deal. Thank you!"
Or it can be "Thank you for your offer at $1,500,000. We are pleased to counter at $1,550,000 which still represents a significant discount from our list price of $1,600,000. Please confirm receipt and let us know if we can do a deal!"
In any case, you should read the below article as you may be taking it too formally or seriously.
