  • Physical home inspection by an engineer necessary in NYC?

    Is it necessary to get a home inspection by an engineer or licensed home inspector when buying an individual condo or coop apartment in NYC? What if you're buying a townhouse?

    I understand that it may make more sense for free standing property. But are there any cases for individual condo or co op units where it makes sense to hire a home inspector?

    It's uncommon to request a home inspection in NYC if you are buying a standard condo or co-op unit! Here are some instances where a home inspection may be advisable in NYC:
    • The condo or co-op building is 'self-managed,' which means that apartment owners run the building as opposed to hiring and paying an outside managing agent.
    • The unit is wrecked or otherwise in need of a complete gut renovation.
    • The building is small and only has a few units. An inspection is important here since the % of common elements (or share count) for your unit will be high, meaning you'd be responsible for a larger than usual percentage of any assessment (repair) bills vs. if you owned a unit in a larger building with more apartments.

      Very interesting, thank you! From a reading of the Hauseit blog it also seems advisable to do it for new condo construction or conversions, especially if you are buying from a smaller or less reputable developer.

      Or if you are buying a top floor unit (water leaks and damage) or a ground floor unit (vermin issues). Thank you.

        It's true, pretty unusual and not typically done for your run of the mill condo or co-op apartment purchase. However, it may be advisable if you are buying in a small building, if you are buying a ground floor unit (vermin and water damage), or if you are buying a top floor unit (water damage and roof leaks).

        Also, if you're buying a condo conversion and you're not sure whether it's a cosmetic "botox job" or a true rehab, then get an inspection done.
