    Hi, I initially requested only 1% for my Agent Assisted FSBO listing. This is the message that I got below from your support team. I've since changed my mind. Is it possible offer zero to begin with? And increase it later if I need to?

    Dear Ryan,

    We noticed that you've indicated a buyer agent commission amount of 1%. It's important to understand that over 75% of buyers in NYC are represented by buyer's agents. The percentage you offer to buyer's agents has a large impact on the amount of traffic you receive from represented buyers. If the commission you offer buyer agents is too low, it's highly likely that your listing will be ignored and/or de-prioritized relative to competing listings.
    Offering a low commission amount is akin to 'turning away' 75% of the total buyer base for your listing.


    While you can increase the buyer agent commission % at a later date, doing this won't have the same effect has starting with a more competitive commission figure from day one. This is because there is no way to 'advertise' the increased commission amount to the 19,000+ buyer agents who are using the RLS broker database.

    Once your listing is associated with a low commission, most buyer agents will remember that and never take a second look at your listing. Since they haven't contacted you about your listing in the first place, there's no way for you to reach these people and tell them that you've adjusted the commission being offered.

    Can you kindly reconfirm the buyer agent commission % you'd like to offer for your listing?

    By the way, thank you for your email. As a follow up, at this time I’d like to start the whole selling process trying to secure a Buyer without any broker involvement.

    Depending on the outcome of this attempt I might need to adjust my selling strategy after some time. I just want to test the water.

    Is it possible to indicate in the Hauseit ad that I’d rather not have buyer’s brokers at this time?

    I assume we can make changes to the ad so buyer’s brokers can be allowed at a later date. Please confirm.

    As a third stage, I am considering taking up your Full Service 1% Commission offer. But of course, it will depend on how stages 1 and 2 develop.

      Great question! It is not possible to offer zero commission to buyers' agents in the MLS (RLS for NYC customers). All MLS systems require an offer of commission to other cooperating brokers. After all, the point of being listed in your local MLS is so you can attract the attention of buyers' agents who represent 90% of all home buyers.

      Furthermore, most MLS systems and even popular consumer search websites have strict rules prohibiting the inclusion of anything in the listing description other than information about the property. Contact information, URLs, self promotional material and language indicating that you would prefer not to co-broke (i.e. work with buyers' agents) is strictly prohibited.
