Hi, I initially requested only 1% for my Agent Assisted FSBO listing. This is the message that I got below from your support team. I've since changed my mind. Is it possible offer zero to begin with? And increase it later if I need to?
Dear Ryan,
We noticed that you've indicated a buyer agent commission amount of 1%. It's important to understand that over 75% of buyers in NYC are represented by buyer's agents. The percentage you offer to buyer's agents has a large impact on the amount of traffic you receive from represented buyers. If the commission you offer buyer agents is too low, it's highly likely that your listing will be ignored and/or de-prioritized relative to competing listings. Offering a low commission amount is akin to 'turning away' 75% of the total buyer base for your listing.
While you can increase the buyer agent commission % at a later date, doing this won't have the same effect has starting with a more competitive commission figure from day one. This is because there is no way to 'advertise' the increased commission amount to the 19,000+ buyer agents who are using the RLS broker database.
Once your listing is associated with a low commission, most buyer agents will remember that and never take a second look at your listing. Since they haven't contacted you about your listing in the first place, there's no way for you to reach these people and tell them that you've adjusted the commission being offered.
Can you kindly reconfirm the buyer agent commission % you'd like to offer for your listing?
Sincerely,
Hauseit Support Team
